MLS Dos and Don’ts Recap

If you missed yesterday’s Thrive in Merritt Island you are in luck because we are sending out this recap.  This is such an important subject we hope you will take the time to read this post as well as all of the downloadable resources in it.

Here are the highlights:

All Listings must be entered into the MLS within 48 hours from the last seller’s signature.  If you can not enter the listing within 48 hours an MLS Exclusion for must be signed.  If you are using this form, be sure to follow the instructions, have the seller initial every paragraph and send it to the MLS email address on the bottom of the form.

Not doing incurs a $50 fine for the first offense.

All changes to listing status in MLS must be changed within 48 hours.   This includes when buyer and seller come to a verbal agreement and docs are not signed yet.  Status must be changed to Contingent waiting for siguatures within 48 hours of verbal agreement.

Not doing incurs a $50 fine for the first offense.

No contact information on listings.  Do not put contact information in MLS where the public can see it.  This includes photos with a sign, name of builder, colored borders, architects, contact info in videos or virtual tours, etc.  This can only go in the agent remarks section.

Improper Photos in MLS.  The front exterior photo of the property must be either the 1st or 2nd photo and include a majority of the building or home.  A view from the property or an aerial view, can be the First photo as long as the exterior photo is number 2.  If the property is identified as “direct waterfront”, there must be a photo included in the gallery of the “direct waterfront” view from the dwelling.

Photo Violations incur a $50 fine for the first offense

Combo Lockbox codes.  Combo codes can not be in the agent remarks section.  Only the office remarks section.

Doing so incurs a $50 fine for the first offense.

Unauthorized access. Must aways have apppointment.  This includes a visit to a vacant home at 1pm and the buyer sees two other and wants to go back to the vacant home at 3pm.  GET ANOTHER APPT .

Violtion is a $200 fine and second offense is $1000 fine

Withdraw vs. Cancel – Withdraw is temporary with active listing agreement in place.  Cancel is no listing agreement in place.  It is against the code of ethics for you to contat a seller with a withdrawn listing as they are still under a listing agreement with a Brokerage.

Password Sharing – Do not under any circumstances give your FLEX login to anyone.   MLS has software in place that can detect sign ins that are not from you, so do not do it.  Administrative logins are availalbe for unlicensed assistants.

Violation is $15,000 for both the person who loaned the password AS WELL AS $15,000 for the person who logged in
