Megaphone: Web Ads

I’m a huge fan of tech tool development and as it turns out…RE/MAX has released a new Megaphone feature! Web Ads

First, let’s distinguish what a web ad is – because it’s not a Social ad, which is what you see on Facebook, Instagram, etc. Web ads are advertisements that are broadcasted to a different medium – websites. Those ads on the side of a website or blog? Those are web ads. They’re different and very necessary when advertising your business as a RE/MAX Agent.

Megaphone makes these incredibly easy to do, but we’ll go step by step to set one up.

Step 1 – Open Megaphone in Max Center.

You’ll want to head to the “Promote My Business” Tab.

Step 2 – Decide which of the 3 ads you’d like to run

There’s 3 great ones to choose from.

  1. Mobile App: Send your targeted audience to your mobile app download link. In this option, the link is pre-populated and right there ready for you!

  2. Listing Search: Allow your audience to search listings in your area with this ad. This is a fabulous ad for capturing those buyer leads. If they choose to favorite listings, they’ll need to create an account or if they’re interested in seeing a listing, they’ll fill out the form on the site – which is where you’ll capture the lead. Don’t forget to have your booj site preferences set for this. You an choose to have individuals create an account immediately to search, after X amount of listing clicks or not require one at all. Personal opinion: While everyone wants the lead info, remember that people are more likely to be annoyed and less likely to use you if they have to create an account immediately to search anything…find a happy medium.

  3. Home Valuation: This one is seller-centric. Target homeowners in your area that are interested in seeing what their home may be worth. Perfect for this market – you want this ad.

Step 3 – Select your ad and customize

The awesome thing is that these ads come almost fully built for you. Change titles and swap a few items, but they’re pretty much perfect right out the gate. For this step, we’re going to use the mobile app, because from what I’ve noticed with our office, it’s underutilized and such a good tool! Don’t overlook the power of a branded mobile app. Which convenient place do the majority of people search the interwebs and check out new listings from nowadays? Hint-it’s not a desktop. I absolutely love this feature and it’s available to all agents who use their booj sites.

Step 4 – Target your audience’s location

Which areas do you service or want to service? You can choose 15, 25 or a custom distance from the office – but take note, this is not your preferred office, it’ll always be the Merritt Island office. Orrr you can geo target based on the areas you’re most interested in or familiar with.

Step 5 – Budget

Budget is all a personal choice. It goes without saying that the more you spend, the more leads you’re likely to get. However, we all don’t have a Zillow lead budget and that’s okay. Do what you can afford and scale from there. If you’re wondering where a good place to start is, read on. Typically an independent or small business spends abut 4-15% of their revenue on marketing ads. If you’re newer, ideally you’ll want to be in the higher percentage, as your referrals are probably mostly friends/family based…this is a great way to build your client base.

Add in your payment information and you’re done!
