Market Absorption Rates

What’s going on with the market?  Is there a shift happening?

For Brevard county as a whole the Months of Inventory went from 2.96 months of inventory to 4 months inventory from August to September.  That is still considered a seller’s market.

However, in other parts of the county, there is 6 + months of inventory… indicating a buyer’s market.  This is a sample search for six months of North Indialantic waterfront condo and townhomes.

What are you showing your clients as the Absorption rate gets longer?  Because some areas are not as affected as others it is important to educate prospects and listing clients on their specific neighborhood.    This is a great tool to use along with your CMA’s for listing appointments as well as listing consultations for price reductions , etc.


Generating this report is easy and it can be done right from FLEX!



Go to the Menu in Flex

Choose Statistics

Choose My Market Report   – this will show you the report as a whole for Brevard

Choose the Customize Tab – To customize for a specific neighborhood Choose Customize

Choose Full Search (or if you have one saved already, you can use that)

Select the criteria

Run the report

This can be printed as a PDF for you to save and share as needed
